With over 47,000 square feet of space along Burlington's waterfront, this historically renovated warehouse supports Vermont's creative and business communities. Each floor exudes industrial charm, featuring original wood floors, exposed beams, brick walls, high ceilings, and west-facing offices with raised decks offering stunning lake views.

Our dog-friendly offices vary in size, accommodating everyone from individual tenants to groups of up to 50 people. The building offers secure 24-hour digital key card access. Each floor includes a shared common area, and tenants have access to three meeting rooms, perfect for impromptu meetings or a change of scenery.

We offer a variety of meeting spaces, including a rooftop area with scenic lake views, a garden-level space with access to an adjacent courtyard, and a cozy meeting room for up to four people. Additionally, a versatile event space is available to accommodate private & public gatherings upon request.
